EPISODE:
Raymond Hempstead (Managing Director)
from One Contract Property joins us in our Brisbane office, for "part two' of the One Contract Property episodes to discuss Head Leases under their other brand - UW Property.

Raymond talks about the importance of a Participant or Provider Lead model for SDA acquisition (yes, we know its hard to find!) and also the product offering that their company provides in terms of head leases (1 year, 2, year, 5 years, or 5+5 year leases) that can be attached to an SDA purchase. This is merely an arbitrage funding mechanism, which gives comfort to investors who prefer a lower yield (lower rate of return) and payable monthly, rather than wonder if there will be a higher return and tenancy of the dwelling.

Raymond discusses their vetting process in determining whether their company will support certain types SDA property, and talks about the importance of "doing your own research" before embarking on an NDIS property journey.

"UW Property is an Australian privately-owned leading property aggregator of brand new homes for first home buyers and investors from top tier building and development partners and a National Disability Insurance Scheme (NDIS) ‘end to end’ consultancy service."
